Application
A Public Hearing will take place regarding an application submitted to the City to rezone 47A Heavy Tree Road (Diamond Marsh Subdivision, Stage 4) to develop 32 semi-detached dwellings.
 
Description
The St. John's Municipal Council adopted St. John’s Municipal Plan Amendment Number 150, 2018, and St. John’s Development Regulations Amendment Number 686, 2018, on September 30, 2019, and hereby gives notice of its intent to seek registration of the amendments from the Minister of Municipal Affairs and Environment, in accordance with the Urban and Rural Planning Act.
 
The effect of the Municipal Plan amendment would be to re-designate 47A Heavy Tree Road from the Rural (R) Land Use District to the Residential Low Density (RLD) Land Use District. 
 
The effect of the Development Regulations amendment would be to rezone 47A Heavy Tree Road from the Rural (R) Zone to the Residential Medium Density (R2) Zone. 
 
To allow the proposed amendments to the St. John’s Municipal Plan and Development Regulations, an amendment to the St. John’s Urban Region Regional Plan is required. St. John’s Urban Region Regional Plan Amendment Number 4, 2018 is proposed to re-designate land at 47A Heavy Tree Road from Rural to Urban Development.

If no written objections are received, the Public Hearing may be cancelled in accordance with the provisions of the Urban and Rural Planning Act.
