Public Hearing - 1 Clift's Baird's Cove

A Public Hearing will take place regarding text and map amendments to the St. John’s Municipal Plan and the St. John’s Development Regulations for 1 Clift’s Baird’s Cove. 
 
Description
The St. John's Municipal Council adopted St. John’s Municipal Plan Amendment Number 147, 2020, and St. John’s Development Regulations Amendment Number 680, 2020, on February 17, 2020, and hereby gives notice of its intent to seek registration of the amendments from the Minister of Municipal Affairs and Environment, in accordance with the Urban and Rural Planning Act.
 
The effect of the Municipal Plan amendment would be to remove reference to building height from the A.P. Parking Garage District and to amend the Downtown Building Control Map to allow a building height not exceeding 12 storeys/47m and a floor area ratio not exceeding 2.5.
 
The effect of the Development Regulations amendment would be to: add Office and Retail Store as Discretionary Uses; increase the maximum building height; increase the maximum floor area ratio; and, to amend the Downtown Building Control map to allow building height not exceeding 12 storeys/47m and a floor area ratio not exceeding 2.5. 
 
In conjunction with the above amendments, the City is also advertising the Discretionary Use of a Hotel to be located on the nineth and/or higher Storeys of a Building as well as Office Use and Retail Store at 1 Clift’s Baird’s Cove.

If no written objections are received, the Public Hearing may be cancelled in accordance with the provisions of the Urban and Rural Planning Act.
