Cancelled - Public Hearing - 18 Springdale Street

The public hearing scheduled for August 8, 2018 was cancelled in accordance with the Urban and Rural Planning Act, as no public submissions were received.

The St. John's Municipal Council adopted St. John’s Municipal Plan Amendment Number 136, 2018, and St. John’s Development Regulations Amendment Number 625, 2018, on July 10, 2018, and hereby gives notice of its intent to seek registration of the amendments from the Minister of Municipal Affairs and Environment, in accordance with the Urban and Rural Planning Act.
 
The effect of the Municipal Plan amendment would be to re-designate 18 Springdale Street from the Commercial Downtown Land Use District to the Institutional Land Use District. A text amendment to the Institutional District is required to enable discretionary uses and to allow building heights up to 5 storeys. An amendment to the Downtown Building Control Map to remove light angle requirements at 18 Springdale Street is also required. 
 
The effect of the Development Regulations amendment would be to rezone 18 Springdale Street from the Institutional (INST) Zone to the new Institutional Downtown (INST-DT) Zone. A text and map amendment to remove light angle requirements at 18 Springdale Street is also required. 
 
The amendments are in reference to an application by Lat49 Architecture Inc., on behalf of the Salvation Army Divisional Headquarters, to develop a 5 storey building to accommodate the Salvation Army’s expanding program and services.
