St. John's Municipal Plan Amendment No. 108, 2012 &
St. John's Development Regulations amendment No. 552, 2012

The St. John’s Municipal Council adopted the above noted amendments to the St. John’s Municipal Plan and the St. John’s Development Regulations at its Regular Meeting held on Dec. 10, 2012 and hereby gives notice of its intent to seek registration of the amendments from the Minister of Municipal Affairs in accordance with the Urban and Rural Planning Act.
 
The effect of the St. John’s Municipal Plan Amendment Number 108, 2012 would be to re-designate land located north of Coventry Way and south of Team Gushue Highway from the Open Space Land Use District to the Residential Low Density Land Use District.
 
The effect of the St. John’s Development Regulations Amendment Number 552, 2012 is to rezone land located north of Coventry Way and south of the Team Gushue Highway from the Open Space (O) Zone and the Rural Residential (RR) Zone to the Residential Low Density (R1) Zone.
 
The amendments are in reference to an application submitted to the City of St. John’s by Nosegard Holdings Ltd. to rezone the subject property to the Residential Low Density (R1) Zone in order to allow the development of a residential subdivision of approximately fifty (50) residential building lots for single-detached houses. 
 
A Public Hearing to consider the St. John’s Municipal Plan Amendment No. 108, 2012 and the St. John’s Development Regulations Amendment No. 552, 2012 will be held on Thursday, Jan. 10, 2013, beginning at 7 p.m. in the Foran-Greene Room, Fourth Floor, St. John’s City Hall. The Public Hearing will be conducted by an independent Commissioner appointed by Council.
 
The amendments may be inspected by any interested persons during regular business hours at the Department of Planning, Third Floor, St. John’s City Hall (business hours are Monday through Friday 9 a.m. to 4:30 p.m.). Any person wishing to make a representation or objection at the Public Hearing must deposit a signed written statement outlining their representations or objections with the City Clerk’s Department by 4:30 p.m. on Tuesday, Jan. 8, 2013. If no written objections to the proposed amendments are received by the deadline noted, the Public Hearing for these amendments may be cancelled by the City under the provisions of the Urban and Rural Planning Act.
