Public Hearing - 1 Clift's/Baird's Cove (Atlantic Place Parking Garage)

The St. John’s City Council adopted St. John’s Municipal Plan Amendment Number 96, 2013 and the St. John’s Development Regulations Amendment Number 514, 2013 at its regular meeting held on Monday, Dec. 2, 2013 and hereby gives notice of its intent to seek registration of the amendments from the Minister of Municipal Affairs in accordance with the Urban and Rural Planning Act.

The effect of the St. John’s Municipal Plan Amendment Number 96, 2013 would be to create a new land use district for property at civic number 1 Clift’s/Baird’s Cove and to revise the Downtown Building Control Map (Map III-2) to allow a building height not exceeding 11 storeys.
 
The effect of the St. John’s Development Regulations Amendment Number 514, 2013 would be to create a new land use zone for property at civic number 1 Clift’s/Baird’s and to revise the Downtown Building Control Map (Map F) to allow a building height not exceeding 11 storeys.
 
The amendments are in reference to an application submitted to the City of St. John’s by Philip Pratt Architect, for SONCO Group Inc. The proposal is to maintain the principal use of the Atlantic Place Parking Garage property as a parking facility offering a minimum of 670 parking spaces to the public for rent, while allowing development of a three storey hotel or a residential development atop the existing eight storey building.

A Public Hearing  is scheduled for Wednesday, Jan. 15, 2014, 7 p.m. in the Conference Room ‘A’, fourth floor, City Hall. The Public Hearing will be conducted by an independent Commissioner appointed by Council. Any person wishing to make a submission on the proposed amendments must provide a signed written statement to the Office of the City Clerk by 4:30 p.m., Monday, Jan. 13, 2014, either by mail: P.O. Written submissions received will become a matter of public record.  If no written objections to the amendments are received by the deadline noted, the public hearing for these amendments may be cancelled by the City in accordance with the provisions of the Urban and Rural Planning Act.
