Application for 227 229 to 245 Kenmount Road

The City of St. John's is considering adopting a site-specific text amendment to the St. John’s Development Regulations which will increase the maximum allowed Building Height for the properties at Civic Numbers 227, 229 & 245 Kenmount Road from 15 metres to 25 metres under their current zoning designation of Commercial Highway (CH). The CH Zone allows a maximum Building Height of 15 metres. If approved by Council, the proposed text amendment would apply only to the properties at Civic Numbers 227, 229 & 245 Kenmount Road.

The proposed text amendment is in reference to an application submitted to the City by Pacific Coast Architecture Inc. on behalf of Northwood Properties Corp. to construct a Sandman Signature Hotel on the properties at Civic Numbers 227, 229 & 245 Kenmount Road.  The hotel will be six (6) storeys (approximately 24 metres in height) containing 200 rooms, 2 restaurants, meeting and banquet rooms and one (1) future free-standing restaurant with surface parking for approximately 360 cars. As information, a hotel is a permitted use in the CH Zone. Please see the plan printed on the back of this notice which shows the location of the proposed hotel development.

The proposed text amendment will be referred for initial decision to the agenda for the Regular Meeting of Council to be held on Monday, Feb. 11, 2013. Any persons who wish to comment on this proposed text amendment to Council are requested to send their comments in writing to the City Clerk’s Department by 12 p.m., (NOON), THURSDAY, FEB. 7, 2013 in any of the following ways: (by mail: City Clerk’s Department, City of St. John’s, P.O. Any written representations received by the deadline noted will be included in the Agenda for the Regular Meeting of Council on MONDAY, Feb. 11, 2013.  As information, written submissions received will become a matter of public record.

In accordance with the City’s policy on public notification, properties within a minimum radius of 150 metres of the application site for the proposed hotel development at Civic Number 227, 229 & 245 Kenmount Road are notified in writing by the City of this proposed text amendment. Notices are mailed to property owners, business owners and occupants of buildings located within the notice distribution area. Property ownership information is based on data contained in the City’s assessment roll.
