Public Hearing - 83 & 90 Duckworth Street

The St. John’s Municipal Council adopted St. John’s Municipal Plan Amendment Number 124, 2013 and St. John’s Development Regulations Amendment Number 589, 2013 at its Regular Meeting held on February 17, 2014 and hereby gives notice of its intent to seek registration of the amendments from the Minister of Municipal Affairs in accordance with the Urban and Rural Planning Act.

The effect of the St. John’s Municipal Plan Amendment Number 124, 2013 would be to re-designate land at 83 & 90 Duckworth Street from the Commercial – Downtown (CD) and Residential Downtown (RD) Land Use Districts to the new Commercial – Duckworth East (CDE) Land Use District.

The effect of the St. John’s Development Regulations Amendment Number 589, 2013 would be to rezone land at 83 & 90 Duckworth Street from the Commercial Central Mixed Use (CCM) and Residential Downtown (RD) Zones to the new Commercial – Duckworth East (CDE) Zone.

The amendments are in reference to an application submitted by Republic Properties, for the redevelopment of Civic 83 and 90 Duckworth Street. A six-storey building consisting of ground floor commercial and five floors of boutique hotel is proposed for 83 Duckworth Street, while a four-storey building is proposed for 90 Duckworth Street, which will have two levels of parking (one underground) and three floors of residential units. Existing buildings on both sites will be demolished. Parking for both buildings will be provided at 90 Duckworth Street.

A Public Hearing is scheduled for Tuesday, March 11, 2014, 7 p.m. in the Foran/Greene Room, 4th Floor, City Hall. The Public Hearing will be conducted by an independent Commissioner appointed by Council. Any person wishing to make a submission on the proposed amendments must provide a signed written statement to the Office of the City Clerk by 10:00 a.m., Monday, March 10, 2014, either by mail: P.O. If no written objections to the amendments are received by the deadline noted, the public hearing for these amendments may be cancelled by the City in accordance with the provisions of the Urban and Rural Planning Act.
