Non-Profit Housing Capital Improvements

Today, St. John’s City Council approved funding for capital improvements to affordable housing units. The work is estimated to cost approximately $500,000, to be funded by existing capital reserves for non-profit housing.
 
“Providing affordable housing options for residents is the foundation of a safe, prosperous and healthy community,” said Councillor Jonathan Galgay, Chair of the Finance and Administration Standing Committee.  “These improvements are required as part of ongoing maintenance to keep these homes in good condition.”
 
Over 55 units are scheduled for improvements including roof repair, shingle replacement and flooring replacement. A tender will be released in the coming weeks and work is expected to be completed this year. Details outlining the improvements are included in the backgrounder attached.
 
Individuals and families have different housing needs based on their household size, employment, ability, health, income, stage in life, and a host of other factors. Affordable housing is about creating and maintaining a range of housing choices as diverse as the city itself.

BACKGROUNDER: CAPITAL IMPROVEMENTS TO HOUSING UNITS

Cuckholds Cove: Roof Repair and Shingle Replacement
Cuckholds Cove housing project is comprised of 13 units in total. Eight units had new shingles installed less than 10 years ago through capital works program, five units remain to be completed.

Forest Rd: Flooring Replacement
Various flooring to be replaced in all 26 units. Some flooring has been previously replaced through individual unit turnovers.

Alexander Street/Hamilton Avenue: Flooring Replacement
Flooring in bedrooms, hallways, stairs and living rooms to be replaced in all units. Some flooring has been replaced over the years through capital works program in kitchens and bathrooms.
