Cancelled: Public Hearing - 227, 229 & 245 Kenmount Road

No submissions were received by the deadline date. Therefore, in accordance with the Urban and Rural Planning Act, the public hearing was cancelled.

The City of St. John’s, having adopted the above noted amendments on March 4, 2013, hereby gives notice of its intent to seek registration of these amendments from the Minister of Municipal Affairs in accordance with the Urban and Rural Planning Act, 2000.

The purpose of the Municipal Plan Amendment is to allow a maximum building height of 25 metres for the property located at Civic Numbers 227, 229 and 245 Kenmount Road.

The purpose of the Development Regulations Amendment Number 557, 2013 is to allow a maximum building height of 25 metres for the same property.

The amendments are in reference to an application by Pacific Coast Architecture, for Northwood Properties Corp., to redevelop the noted property for a six-storey Sandman Signature Hotel and associated restaurants and conference facilities. The subject property is zoned Commercial Highway (CH) which allows a maximum building height of 15 metres at present.

A public hearing to consider amendments will be held on Tuesday, March 26, 2013 beginning at 7 p.m. in the Foran/Greene Room, Fourth Floor, St. John’s City Hall. The public hearing will be chaired by an independent Commissioner appointed by Council. The hearing is a requirement under the Urban and Rural Planning Act, 2000.

As the City’s mailing list for Public Notices is based on information contained in the City’s Assessment Roll, notices are sent to property owners and not tenants. If you own but do not live at the property identified to receive this notice, we ask that you forward this notice to any tenants which you may have.

Any person wishing to make a representation or objection on the proposed amendments at the public hearing must give a signed written statement to the City Clerk’s Department by 12 p.m., noon, Friday, March 22, 2013.
