A Public Meeting will take place online regarding a rezoning application for land at 150 New Gower Street.
 
Description
The City has received an application from Lat49 Architecture Inc., on behalf of Manga Hotels (New Gower) Inc., for a 13-storey hotel with commercial/retail uses on the lower level and a 9-storey apartment building containing 86 units at 150 New Gower Street. The City of St. John’s is considering rezoning this property from the Residential Downtown (RD) Zone to the Commercial Downtown (CD) Zone to accommodate the proposed uses. Hotel and Dwelling Units on the 2nd or higher storey are Permitted Uses in the CD Zone, as well as a variety of commercial uses such as Office, Restaurant, Retail Use and Service Shop. Dwelling Units on the 1st storey are a Discretionary Use in the CD Zone. A Municipal Plan amendment is also required.
 
In addition to the rezoning, the City is considering amending Section 7.1.4 of the St. John’s Development Regulations which regulates building stepback. The City would like to add a condition that Council’s discretion may be used in situations where a stepback may not be needed.
 
Along with the amendment, the City is advertising the Discretionary Use of Dwelling Units on the 1st storey (ground floor). The proposed residential building will have 6 units on the ground floor with the floor area ranging from 61 square metres to 72 square metres per unit, for an approximate total floor area of 377 square metres. Off-street parking will be provided.
